AI quote generator

An AI quote generator
that prices from your own rates.

Unibuild’s AI builds a quotation or estimate from the enquiry documents you upload, or from a prompt describing the job. Your estimator edits it, the AI checks it, and a named person approves it before it goes.

A hard hat, rolled drawings, a scale rule and a tape on the desk where a job gets priced
In plain terms

An AI quote generator turns an enquiry into a priced quotation. In Unibuild, the AI reads the drawings, specification and schedules the client sent, or a prompt from the estimator. It builds the estimate and quotation from your own price library.

The quotation is then a normal Unibuild quotation. It is edited by hand, checked by the AI against the enquiry, approved by a named person and issued on your letterhead. When the client approves it, it becomes the live project. The whole module is on quotations and tenders.

How it works

The enquiry in.
A quotation you approve out.

The AI does the reading and the first pricing pass. Your estimator makes the decisions, and nothing is sent until a named person approves it.

Upload the enquiry, or write a prompt

Attach the drawings, specification, schedule of works or the client’s email to the enquiry. For a small job, describe the work in plain words instead.

The AI builds the estimate and quotation

The AI prices the work from your Advanced Estimating library, in sections for materials, labour, testing, strip out, preliminaries and other charges, with a description of each service.

Edit any line by hand

The estimator changes quantities, rates, descriptions and markup wherever they want. Every edit is logged, and your cost and margin never reach the client’s copy.

The AI checks it before it goes

Spelling, grammar, prices and service descriptions are read back, and the quotation is verified against the enquiry documents. Anything that does not match is flagged for the estimator.

Approve and issue

A named person approves it. It leaves as a branded PDF on your letterhead, and the client can approve it online in the client portal.

Won, then converted

A won quotation converts into a live project in one action, carrying the client, site, scope and values across. The job is then measured against the price that won it.

After the first draft

Six things that keep a quotation
earning after it is written.

Writing the price is the first step. These are the steps where a firm usually loses the time or the margin it saved.

Duplicated
in one click

A large estimate perfected over days becomes the starting point for the next similar job. Duplicate it, change what is different, and send.

Checked against

The AI reads the quotation against the documents the client sent, so missed scope and wrong quantities are found in the office.

Solved

A tender due on Thursday, and nothing priced

What goes wrong

The enquiry arrives with drawings, a specification and a schedule. Somebody has to read all of it and turn it into a priced build-up, line by line.

When three enquiries land in one week, the one with the shortest deadline gets priced in a hurry and the others get priced late, or not at all.

How Unibuild solves it

Upload the enquiry documents, or describe the job in a prompt, and the AI builds the estimate and the quotation from your own price library.

The estimator starts from a priced draft instead of a blank sheet, and spends the time on the judgement calls.

  • From documents or a prompt
  • Priced from your library
  • The estimator finalises

Solved

A large estimate perfected once, then built again from scratch

What goes wrong

A complex estimate can take days to get right. Months later a similar job arrives, and the work starts again, because the old one is a file nobody wants to overwrite.

Rebuilding it costs the time twice, and the second version is rarely as careful as the first.

How Unibuild solves it

Any quotation or estimate is duplicated in one click. The copy keeps every section, line, quantity and description, and the estimator edits only what is different.

The original stays untouched on its own record, with its own revisions and history.

  • One click to duplicate
  • Every line carried across
  • The original left as it was

Solved

A copied quotation that still carries the last job

What goes wrong

Copying an old quotation is quick, and it is how another client’s name, address or description ends up on the new one.

The client notices. It tells them the price was copied too.

How Unibuild solves it

The AI quality check reads the whole quotation before it is sent. A name, address or description that does not belong to this enquiry is flagged for the estimator.

Duplicating stays fast, and the copy goes out as a document written for this client.

  • Read in full before issue
  • Wrong details flagged
  • Fast copying, kept safe

Solved

A quotation with spelling mistakes and vague descriptions

What goes wrong

A client reads the description of the work before they read the price. A spelling mistake or a vague line makes a careful firm look careless.

A description that does not say what is included is also where a scope argument starts.

How Unibuild solves it

The AI checks spelling and grammar on every line, and reads each service description for what it actually commits you to.

The estimator corrects it in the quotation, and the document goes out reading the way your firm wants to be read.

  • Spelling and grammar
  • Descriptions that say what is included
  • Corrected before issue

Solved

A quotation that does not answer the enquiry

What goes wrong

The specification asked for one thing and the price covers another. An item in the schedule was never priced. A quantity in the drawings was read wrong.

The client compares the quotation with what they sent, and the gaps decide who wins the work.

How Unibuild solves it

The AI verifies the quotation against the original enquiry documents and anything else the client sent for the project. Prices, quantities and scope that do not match are flagged.

The quotation goes out answering the enquiry the client actually sent. AI estimate review covers every check.

  • Against the enquiry documents
  • Missed scope flagged
  • Prices and quantities read back

Solved

A won quotation retyped into a job sheet

What goes wrong

The client says yes, and somebody types the client, the address, the scope and the values into a project, a job sheet and a spreadsheet.

Every retyped figure is a chance for a mistake, and the job ends up measured against a number nobody quoted.

How Unibuild solves it

A won or client-approved quotation or estimate converts into a live project in one action. The client, site, scope, sections, materials, labour and values carry across.

The project keeps the same reference, so the price that won the work is the price the job is measured against.

  • Converted in one action
  • Everything relevant carried across
  • The same reference throughout

See the AI build a quotation from one of your own enquiries.

Solved

Materials and labour that ran past the price

What goes wrong

The estimate allowed one quantity of cable and a set number of hours. Site used more, and nobody compared the two until the final account.

By then the loss is fixed, and nobody can say which extra was out of scope and chargeable.

How Unibuild solves it

Unibuild tracks the work against the agreed quotation, estimate or contract. Materials are counted to the last quantity and labour hours come from the timesheets.

When either runs past what was agreed, or the scope grows, the system and its AI checks flag it while the job can still be steered.

  • Materials to the last quantity
  • Hours against the estimate
  • Flagged while it can be fixed

Solved

Out-of-scope work that was never charged

What goes wrong

Extra work is agreed on site with a nod. Nobody records it against the price, so nobody invoices it.

The firm did the work and paid for the materials and labour. The client never saw a bill.

How Unibuild solves it

Work that is not in the original agreement is raised as a variation, recorded against the project and invoiced to the client.

A further quotation the client approves on the same project joins it as a variation as well, and the project value updates.

  • Out-of-scope work recorded
  • Variations invoiced
  • The project value kept current

Questions

Asked before the AI
prices the first job.

Can AI write a construction quote?
Yes. In Unibuild, the estimator uploads the enquiry documents or writes a prompt describing the job, and the AI builds the estimate and the quotation. The estimator then edits it, the AI checks it, and a named person approves it before it is sent.
What can the AI build a quotation from?
From the documents attached to the enquiry, such as drawings, a specification, a schedule of works or the client’s email. Or from a prompt written in plain words, which suits a small job or a quick budget price.
Does it use our own prices?
Yes. The AI prices from your Advanced Estimating library: your suppliers, your fit times and your labour rates, each dated. Unibuild migrates your price files as part of onboarding.
Can we duplicate a quotation or estimate?
Yes, in one click. The copy keeps every section, line, quantity and description, and the estimator changes only what is different for the new job. The original stays on its own record, with its own revisions. The AI check reads the copy before it goes, so details from the old job are caught.
What does the AI check before a quotation is sent?
Spelling, grammar, prices and the description of each service. It also verifies the quotation against the original enquiry documents and anything else the client sent for the project. Missed scope, wrong quantities and details from another job are flagged. AI estimate review sets out every check.
Does the AI send quotations on its own?
No. A named person in your firm approves every quotation, and the approval is recorded with their name and the date. The AI builds and checks. Your people decide the price.
What happens when the client accepts?
The quotation or estimate converts into a live project in one action. The client, site, scope, sections, materials, labour and values carry across, with the same reference. The job is measured against the price that won it.
Will it warn us when a job goes over the estimate?
Yes. Unibuild tracks the work against the agreed quotation, estimate or contract. Materials are counted to the last quantity, labour hours come from the timesheets, and site documents are verified against the estimate. When cost or scope grows past what was agreed, it is flagged. Cost control shows the position on every job.
How is out-of-scope work charged?
Work outside the original agreement is raised as a variation, recorded against the project and invoiced to the client. A further quotation the client approves on the same project joins it as a variation too, and the project value updates. Variations covers both.
Will the client see our costs or margin?
No. Your cost, markup and build-up stay on your side. The client receives a typeset PDF on your letterhead showing what you have decided it should show.
Does it build estimates as well as quotations?
Yes. The AI builds both, and both can be duplicated, checked and converted into a project in the same way. Quote or estimate explains which one binds you.
How much does the AI quote generator cost?
It is part of Unibuild’s monthly fee, with no separate module fee and no charge per user. The fee covers unlimited users, configuration, training and price library migration, and is fixed for three years. Heavier AI work is paid as used, at the AI provider’s own rate. How AI is charged.
