Everyday AI is in the monthly fee. For heavier work, Unibuild passes the cost of AI through at cost. The AI provider charges for the work its model does, and that charge reaches you with nothing added. If your firm already has its own AI account, the work runs on that instead. Like free-issue materials on a job, it is bought on your own account and Unibuild puts it to work.

How does Unibuild charge for AI?
Everyday AI is in the monthly fee. Heavier AI work is paid as used, at the AI provider’s own rate, with nothing added. You choose the AI model, and you can run the work on your own AI account. Which work falls on which side for your firm is shown in the demo, on your own kind of documents.
Does Unibuild add anything to the AI provider’s charge?
No. AI at cost, no markup, means the provider’s charge reaches you exactly as the provider set it. Providers charge by how much their models are used, and Unibuild adds no margin, handling fee or percentage on top. If the provider charges less, you pay less. Unibuild is paid through the one monthly fee for the platform.
How much will the AI cost our firm?
It depends on how much your firm uses and which model you choose, so the cost of AI is bespoke. You pay only for what you use. The demo sets it out against your own volumes, so you see what it would cost your firm before you commit.
Does heavy AI use change the monthly fee?
No. The monthly figure is sized once and fixed for three years, and taking on more people never changes it, because users are unlimited. AI work paid as you use it sits beside that figure and moves only with your own use.
What leaves the platform when the AI runs?
Only the record the AI is working on. Credentials, configuration and anything named like a password, token or secret are excluded and redacted before anything is sent. Nothing is sent from a module where the AI is switched off. Every outside service your data can pass through is listed on integrations.
Can we choose which AI model Unibuild uses?
Yes. AI providers offer several models, which differ in speed, depth and cost. You choose the one that does the work for your firm, and you can move to another later, for example when a newer model arrives. The choice is set up with you during implementation.
Can we bring our own API key?
Yes. If your firm has its own account with an AI provider, connect it to Unibuild. The provider issues your account an API key, a private code that lets software use it, and the AI work then runs on your account. People in IT call this bring your own key, or BYOK. The provider bills you directly.
Why would a firm use its own AI account?
Usually because it already pays an AI provider and wants one bill and one agreement. The terms your firm agreed with the provider then apply to the AI work done in Unibuild. Your accounts team sees the AI cost on the provider’s invoice, next to the rest of your AI spend.
What does the AI do in Unibuild?
Among other work, it reviews documents before they go out or are accepted: RAMS, method statements and risk assessments, estimates and quotations, and tender submissions. All of it is set out on AI document review. The wider picture of AI across the platform is on the AI page.
Do we need a technical person to set it up?
No. Unibuild sets up the model and, if you have one, your own AI account during implementation. Configuration, training and data migration are included in the fee. Most firms go live in about two weeks, in phases.
