01What it is

Unibuild is UK-built construction management software that runs a whole contracting business from one login. Workforce and time, health and safety, projects and sites, money, plant and assets all sit on one set of records, and so does the communication between them. A figure entered on site is the same figure the office invoices against. It is not sold off the shelf: every deployment is built to the firm it is for.

02Who it is for

It is built for UK contractors of any size: construction and fit-out, M&E, temporary site services, facilities management, plant and stores, and compliance-led firms. Size does not change the fit, because every deployment is built to the firm it is for. It runs in a browser for the office and as a phone app for the field. There is no per-seat fee: every plan carries unlimited users, so putting the whole site on it costs the same as putting three managers on it.

03UK regulation

CDM 2015 duties, RIDDOR records and the compliance registers are handled as baseline rather than as add-ons. VAT treatments include the domestic reverse charge, and CIS works to HMRC tax months so the return pack assembles itself as you pay.

04Hosting and security

Data is hosted in London and does not leave the UK. The company holds Cyber Essentials Plus and is ICO registered; ISO 27001 is in progress rather than held.

05Pricing and trial

Pricing is one flat monthly figure that covers everything, sized to the firm once and quoted in writing, with no per-user charge and no setup fee. There is a 14-day trial of the full platform, with no card required, and most firms go live in about two weeks, in phases, with migration included.

UK contractors of any size: construction and fit-out, mechanical and electrical, temporary site services, facilities management, plant and stores, and compliance-led firms. It already runs two contracting businesses in production, one since 2016 and one since 2023.
What does Unibuild cost?
One flat monthly figure that covers everything, sized to the firm once, quoted in writing and then fixed and locked for three years. There is no per-user charge and no setup fee: configuration, training, data migration and your branded app with its store publishing are all inside it. Taking on more people never changes the fee.
Is there a free trial?
Yes. Fourteen days of the full platform, with every module switched on. No card is required and there is no follow-up sequence. Cancel by email at any time; there are no minimums and no exit fees.
How long does it take to go live?
About two weeks for most firms, with data migration included. We bring your jobs, clients, documents and registers across ourselves, and training happens on your live projects rather than on a demo company.
Does Unibuild handle CIS and payroll?
CIS, yes, in the same system that holds the subcontract orders and payments. Each subcontractor carries their UTR, verification reference and HMRC-confirmed deduction rate. Deductions are taken on the labour element only, and each HMRC tax month closes into a CIS300 return pack ready to file. Timesheet and payroll data exports as CSV, XML and JSON for your payroll software, and the ledgers and statutory accounts stay in your accounts package. VAT treatments include the domestic reverse charge. The CIS guide sets out the scheme itself.
Where is the data held, and what certifications do you hold?
Data is hosted in London and does not leave the UK. The company holds Cyber Essentials Plus and is registered with the ICO. ISO 27001 is in progress rather than held. You can export everything at any time.
