The project comes from the code, so there is no job number to remember. The server stamps the time, the phone takes a photograph, and the coordinates are recorded with it. The day line on his timesheet now exists.

The permit names the points of isolation, the points of earthing and where the danger signs went. The authorising person signs, he signs to accept, and the validity window granted is shorter than the one he asked for, which is recorded on the document.

criminal liability, so this
section is deliberately careful.

Unibuild records, evidences and prompts. It does not make anybody compliant, it does not check any register, and the duty stays with the duty holder.

Gas Safety (Installation and Use) Regulations 1998
The landlord's annual check and record under regulation 36, captured appliance by appliance with the defects, the warning notice and warning label flags, the engineer's registration number, the issue date and the next check due date. The record is a finished certificate the moment it is saved, so it can be handed over on the day rather than after an office cycle.
Gas Safe registration
The registration number is recorded on the certificate exactly as the engineer enters it, and the record is tied to that engineer's own account. The training matrix separately holds a Gas Safe date per member of staff. Unibuild does not check the Gas Safe Register. Connecting the two, so an expired registration warns the office, is straightforward tailoring and one of the first things we would discuss with a gas heavy business.
Retained UK F-Gas Regulation
Refrigerant type, charge weight, GWP and the calculated carbon dioxide equivalent held per asset, with a dated logbook of work and gas added, and leak check records carrying the engineer, the ACRIB card number, the test type, the result and the next test date. It prints as a REFCOM presented record log book. It does not work out your leak check frequency band for you, and it does not chase an overdue check.
Electricity at Work Regulations 1989
Regulations 12, 13 and 14. The permit is the record that the equipment was made dead, isolated and earthed, with the specific points identified, and the lone working permit prints an explicit prohibition on live electrical work when working alone.
BS 7671
Not produced. No EIC, no EICR, no Minor Works Certificate. The electrical sign off in the platform is a company handover document with ten questions about permissions, isolation, cable support and document handover. It captures no test results and it is not a scheme certificate. Most firms produce scheme certificates in their scheme's own software and keep everything around the certificate in Unibuild.
Calibration traceability
Every instrument with its serial number, its holder and its calibration expiry, warned thirty days out. Being straight: a test record does not currently name the instrument that produced it, so if an instrument were found out of calibration the platform could not tell you which results rest on it. That link is one field and it is the first thing we would scope with an electrical contractor.

Start and finish times per day per person per project, held over an unbroken history with a full change log. The platform records the hours. It does not calculate the 48 hour average or alert on it, and we will not imply that it does.

No scheme certificates
No EIC, no EICR, no Minor Works Certificate. Producing a genuinely compliant BS 7671 certificate set means the full schedule of inspections, the schedule of test results, circuit level capture and the declaration structure. That is significant tailoring work and we would price it rather than pretend it exists.

No payroll export and no CIS
Hours, overtime multipliers and dated cost rates are all held correctly, so historic job costs do not move when you award a rise. There is no payroll file and no UTR, verification number or monthly return. Both are the most commonly requested first pieces of work.

No competence check when planning
The platform holds every qualification and every expiry date, and the labour planner does not currently look at any of them. An operative whose ticket expired can be allocated to work requiring it. The data is all in place, so building the rule is a defined job rather than a rewrite.

No SLA or response time tracking
Call outs are logged, assigned, attended and signed off with times recorded throughout, so the underlying timestamps exist. There is no target, no elapsed time calculation and no breach flag. If your maintenance contracts are judged on response, this is the first thing worth building.

Everything in the six cards above is in daily use in a UK building services contractor. These four are not.

Can we produce electrical certificates in it?+
Not scheme certificates, and we would not want to imply otherwise to an electrical contractor. What Unibuild does is everything around the certificate: the job, the labour, the client and site record, the asset, the safe isolation permit with its switching schedule, the test instrument and its calibration status, the document store and the audit trail. It also produces electrical and mechanical installation sign off and handover records, which are in daily use, but those are commissioning documents rather than scheme certificates. If in house certification matters to you, it is buildable and it is exactly the kind of tailoring this platform is designed for.
Does it check that our engineers' registrations are current?+
Not automatically, and we will not pretend otherwise. The registration number is recorded on the certificate as the engineer enters it, and the training matrix separately holds a Gas Safe date against every member of staff and colours it red once it passes. There is no integration with the Gas Safe Register or the CSCS card service. Connecting the matrix to the certificate, so an out of date registration warns the office or blocks issue, is a short piece of work on data that is already there.
Will my engineers actually use the app?+
They already do, in the businesses Unibuild was built for. There are 5,204 punch records and 6,643 timesheet lines in one deployment alone, every punch from an operative scanning a printed code on site. The reason it works is not that the app is delightful. It is that the app is how they record their hours, so there is a direct personal reason to open it, and it uses a PIN rather than a password so it takes seconds. Adoption still needs supervisors to expect it and the paper route to be closed rather than left running alongside.
Can an engineer record an F-Gas leak check in the field?+
Not today, and this is worth knowing before you buy. The F-Gas record set is complete and it is genuinely good: refrigerant, charge, GWP, calculated carbon dioxide equivalent, a dated logbook and a dated leak check history with the ACRIB card number, printed as a REFCOM presented log book your client can read in their portal. Those entries are made by the office rather than by the engineer on his phone. If field capture matters to you, ask about it explicitly, because it is real work rather than a switch.
How do we stop materials being bought with no order?+
The order has to exist before the money is committed, and an unapproved order has no number and prints as pending approval, which makes it useless as an instrument for buying anything. Approval is restricted in code to named committee members, on the phone as well as at a desk. Be aware of one honest exception: travel orders and anything recorded with the payment method already known are auto approved, on the basis that the money has already gone. Those are visible precisely because the approver column is empty, and they can be tightened if your controls require every pound sanctioned in advance.

Then keep it, and we would say so. Scheme software produces the certificate. Unibuild holds the job it belongs to, the labour that went into it, the materials, the permits, the photographs, the handover sign off and the filed certificate itself, all against one project. The register exists precisely so that a certificate produced elsewhere has a controlled home in the system that runs the rest of your business.

That is the usual starting position, and it is why the calibration register asks for the holder as well as the instrument. The first pass is a stocktake: every instrument, its serial number, who has it and what its certificate says. That is a morning's work, and it is usually the point at which a business discovers it owns two instruments nobody has calibrated in three years.
