Tendering on measured rates, valuing the work on site as it proceeds, moving plant between a central store and every live job, and turning all of it into an application for payment.

Electricity at Work Regulations 1989
Regulations 12 and 13 require suitable means of cutting off the supply and isolating equipment, with adequate precautions against equipment made dead becoming charged. The permit records the declaration that the equipment has been made dead, isolated and earthed, identifying the specific points of isolation, the specific points of earthing and where danger signs are placed.
BS 7671, as context only
Unibuild does not produce an EIC, an EICR or a Minor Works Certificate, and we will not imply that it does. It handles everything around the certificate: the job, the labour, the client and site record, the isolation permit, the test instrument and its calibration status, the document store and the audit trail.
ACOP L8 and HSG274
The water hygiene and legionella regime. Unibuild holds the monitoring dates the written scheme produces, per client, per project and per named location, assigned to a person, warned thirty days ahead and turning red once late. The assessment and the written scheme remain the work of your competent person.
BS 8558 and BS EN 806-4
Disinfection before a system is put into service. The chlorination certificate names the standard worked to, records the contact time, and holds the before and after readings with the bacterial sample taken after flushing.
PUWER 1998
Work equipment suitable, maintained in efficient working order, and inspected where safety depends on it. Every item in the plant holding is an individual record with its own service history and its own repair history.
LOLER 1998
Where you hold lifting accessories, the movement record identifies which physical unit was on which site and when. Being straight with you: there is no dedicated thorough examination register with its own statutory intervals today, and for a business holding slings or chain blocks that is scoped work rather than a shipped feature.
CDM 2015
You are a contractor on somebody else's site. Project records carry the F10 notification flag, RAMS and construction phase plans are held against the job, and permits, toolbox talks and site records all attach to the same project.
Calibration traceability
Every test instrument with its make, model, serial number, the engineer holding it and its calibration expiry, warned thirty days out and coloured red once passed. The calibration house's certificate is attached to the record that carries the date.

No CIS handling
No UTR, no verification number, no deduction, no monthly return. CIS sits with your accounts package today. It is a well defined piece of work rather than a research project, and worth raising early if it matters to you.

No payroll export
Hours, overtime multipliers and a dated cost rate per person are all held in the right shape. What there is not is a payroll file. It is the most common first piece of tailoring we do, precisely because the hard part is already done.

The apps need a connection
There is no offline queue. Most forms let the engineer enter the real date and time so work can be written up once back in signal, but the app does not work at the bottom of a lift shaft. We would rather say so now.

Client portal is the other deployment
A full client portal exists and is proven, but in the construction deployment rather than in the site services one. If giving your own customers a login matters to you, it is real and demonstrable, and we would show it to you there rather than pretend it is switched on here.

Our rates differ from job to job. Does that work?+
That is the normal case here rather than the exception. Every job carries its own labour rate card across all rate types, its own markup and its own assigned price list. Two jobs running the same week value the same hours differently, correctly, without anybody remembering which is which.
What stops a supervisor claiming more than was priced?+
On jobs that came from an estimate, the claimable hours for each section are capped at the estimated allowance less whatever has already been approved. A claim inside the allowance can approve automatically. One that exceeds it is refused in the app at the point of entry, before it becomes an argument with your client's surveyor. Over claiming is prevented rather than corrected.
How do we stop plant being left on finished jobs?+
There is a standing view of jobs that are finishing with equipment still allocated to them. It is a working list the store goes through rather than a notification. That is usually enough, because the problem was never that people did not care, it was that nobody could see what was still out.
Our clients will not sign on a phone.+
Some will not, and the valuation still works without a signature. Most site representatives sign readily when they are being shown exactly what is being claimed, for work they have just watched being done. The signature is captured with their typed name, the date and space for a remark, so it reads as a considered acceptance rather than a scrawl on a pad.
We already have a stores spreadsheet. What does this add?+
A spreadsheet records what somebody remembered to type. This records what physically moved, because the movement and the record are the same action: the picker selects the serial number, the receiver signs, and the ledger posts. It also tells you which bin the stock came out of, which no spreadsheet does.
How much of our price file do we have to load?+
Honestly, this is the part of an implementation that takes real client effort, and any supplier telling you otherwise is selling. Your existing file is mapped to categories, units and suppliers, imported, and then reviewed. Unibuild then measures the result for you: a page counts every item still missing a fit time, a price or a rate, so completeness is a number you can chase rather than a feeling.
Is this really built for our sector, or adapted to it?+
Built for it. The estimating engine, the rate valuations, the bin locations, the signed delivery and collection notes, the damage recharge and the retention engine all exist because a temporary site services business needed them and asked for them, one problem at a time, over a decade. A second business in construction contracting now runs on the same platform using a different half of it, which is the evidence that it adapts as well as fits.
