Unibuild Software is a UK-based company building one platform for UK construction SMEs. We started because the tools UK firms were using either came from the United States and ignored the regulatory backbone, or charged per helmet and punished firms for putting workers on the system. We think you can do better than that.

The story.

UK construction SMEs run on a stack of fifteen-odd applications glued together with WhatsApp, Excel, Sage, paper RAMS folders, and the goodwill of an office manager who stays late on Fridays. The cost of that mess — in admin chase, payroll leak, missed CIS deductions, and compliance evidence that does not survive an audit — is somewhere between £20k and £150k a year for a thirty- person firm. Most directors know it. None of them have the time to switch tools every Tuesday.

The tools that exist were not designed for this. The American giants — Procore, PlanGrid, Buildertrend — are expensive, priced per seat, and built for a market that has neither CIS nor CDM 2015 nor MTD reverse charge as first-class concepts. Per-seat SaaS punishes you for putting more workers on the system you bought to put workers on. Spreadsheets and paper do not survive an HSE letter.

Unibuild was started to do the unfashionable thing — write one platform that covers workforce, safety, sites, money, plant and comms, with UK regulation as the baseline rather than a localisation pass, priced as a flat quote rather than a headcount tax, and tested for adoption on a wet Tuesday on a real site rather than in a demo room. The site adoption test matters: if the labour gang will not pull the app out of their pocket, none of the rest matters.

UK regulation is the baseline

CDM 2015, CIS, MTD with reverse charge, RIDDOR, LOLER, PUWER, COSHH, Working Time Regulations. Not bolt-ons. Not localisations. Built into the data model from day one.

Adoption is the product

If the lads on site will not use it, the office cannot rely on it. Three taps for any flow. Glove-friendly, offline-tolerant, no app store, no password reset on a foreman's phone.

The whole point of consolidating onto one platform is that everyone is actually on it. We don't charge per helmet. The bill does not move when you add the labour gang.

The whole platform falls apart the moment people are scared to give the foreman a login. The bill follows the firm, not the headcount.
