What is in the snagging list template

2 pages

The inspection

The project, area, date, who inspected, who for, and whether it is before handover or in the defects period.

Each snag

Location by plot, floor and room, what is wrong, the trade responsible and the photograph reference. Then priority A, B or C, the target date, when it was fixed, by whom, and who signed it off.

A continuation page

More rows for a longer inspection. Copy it for as many pages as the walk-round needs.

Two sign-offs

At handover, when every A and B snag is fixed, and at the end of the rectification period, by the contractor and the client.

Where snagging sits in the contract

Checked against the source

No statutory form

There is no statutory snagging list. Practical completion, handover and the defects or rectification period are set by the contract.

Your contract

Before handover

Snags found before practical completion are usually fixed before the client takes the building, or listed with dates where the client agrees to take it with minor items open.

Usual handover practice

The defects period

Defects that appear after handover are notified during the rectification period, and the contractor returns to put them right.

Your contract’s defects clause

How to use it

Describe it so the trade can find it

Room, wall, height and what is wrong. A snag that needs the inspector to point at it costs a second visit.

Photograph every snag

Before and after. The photograph settles whether it was fixed and whether it was ever there.

Close it on the phone

In Unibuild each snag is raised with a photograph against the job and the room, and given to the trade. It is closed with a photograph when it is fixed. See project management.

Is this snagging list template free?
Yes. It is free to download, use and reuse, including on paid work and for clients, with no sign-up and no email address. Download the editable PDF or the Word version.
What is a snagging list?
A list of the defects found at an inspection, usually before handover, each with its location, the trade responsible and the date it was fixed. It is also called a snag list or a defects list.
What should a snagging list include?
For each snag: where it is, what is wrong, the trade responsible, a photograph and its priority. Then a target date, the date it was fixed, who fixed it and who signed it off.
When is snagging done?
Before handover, so the client takes a finished building, and again at the end of the rectification or defects period, when defects that appeared in use are put right.
What do the priorities mean?
On this list, A is a snag that affects safety or handover, B is fixed before handover, and C is fixed within the rectification period. Change them to suit the job.
How does Unibuild handle snagging?
Snags are raised on the phone with a photograph against the job and the room, and assigned to the trade. Each is closed with a photograph when fixed, so the list and the evidence are one record. See project management.
