Construction software with unlimited users: what no per-user fee changes.
Unibuild is priced per firm, with unlimited users on every plan and no per-seat fee. Office staff, site operatives, supervisors, directors, subcontractors and clients all get a login. The bill does not move when you hire. Unibuild is bespoke business software for UK trades and specialist contractors: a platform in daily production since 2016, shaped to the way each firm already works.

A bill that counts people argues with the work.
Most trade and construction software is priced per named user, per licence or per seat. The rate is rarely the problem. The shape is.
You win a job in March that needs six extra operatives for eleven weeks. On a per-user meter, six logins is six more lines on the bill from the month they start. Taking them off again is a conversation at renewal rather than a switch. Give the client portal to a second quantity surveyor and the bill goes up again. Labour in the trades is seasonal, subcontracted and lumpy, and a meter that counts people charges you for exactly that.
The quieter cost is what the office does about it. When each login costs money, logins get rationed. One person ends up typing everyone else's hours, photographs and sign-offs into the system, which is the job the system was bought to remove. A supervisor without a login records the toolbox talk on paper and hands it in. A subcontractor without a login emails the invoice, and somebody keys it.
A per-firm meter removes the question. Every person who should be in the system is in it, from the first day, because adding them costs nothing. The record is complete because nobody had to decide whether a login was worth it.
Every login on a per-firm meter, and what each one does.
Access is scoped per person, not per company. Each of these is a real login on every Unibuild plan, at no extra cost.
- The office
- The office portal in a browser: jobs, orders, applications for payment, the training matrix and the payroll export. As many people as the office has.
- Site operatives
- The staff app, published on the App Store and Google Play under your own company name and icon. Operatives clock in by scanning the poster at the gate, read and sign the RAMS in their own language, and do the daily vehicle check.
- Supervisors and site managers
- Approve hours, raise a permit, record a toolbox talk and log a defect, on the phone, against the job.
- Directors
- The live margin on every job, split by project manager and by department, without ringing round for it.
- Subcontractors
- The subcontractor portal: the orders issued to them, invoices raised against those orders, and approval and payment followed. Unlimited logins, included in the fee.
- Clients
- The client portal, in your name and logo: their own projects, the programme, approved photographs, certificates, and the training and qualifications of the people on their site.
- Agency and temporary workers
- They scan the same poster without a staff record, with hours grouped by firm so the office can check the invoice. They sign a RAMS through a link, with nothing to install.
What the one monthly figure covers.
One flat monthly figure per firm, sized once when it is quoted in writing, usually the same working day, and then fixed for three years.
- Every module
- 30+ on the web platform and 25+ in the staff app, with new modules and features shipped every month. A firm switches on the handful it needs and the rest waits.
- The branded app and its store publishing
- Your staff app on the App Store and Google Play under your own name, published and kept published, with no publishing cost.
- The portals
- The subcontractor portal and the client portal, both in your name and logo.
- Configuration, training and migration
- Done by the people who built the platform. Most firms go live in about two weeks, in phases, with a sandbox first.
- Support and changes after go-live
- A UK line and inbox answered by a person in UK working hours, and a WhatsApp group per firm. Changes you ask for after go-live are built inside the fee. There is no development day rate.
- Everyday AI
- Inside the figure. Heavier, high-value AI work is the one thing paid as used, at the AI provider's own rate with nothing added, and a firm can connect its own AI account.
- What is not on the invoice
- No setup fee, no per-user charge, no minimum term and no exit fee. Cancel by email. The figure on the quote is the figure on the invoice.
- Before any of it
- A 14-day trial of the full platform, every module switched on, no card.
Why the figure is quoted to each firm rather than printed on the page is set out in why there is no price list. The model is described in full on the pricing page.
