Does your turnover grow faster than your problems?
A volume meter is a fair meter. It scales with the thing you are being paid for, and in a bad year it costs you less. It also means a good year arrives with a larger software bill attached. A firm doing a single high-value job can end up paying like a much bigger business than it is.
Unibuild's fee does not read your turnover. It is agreed once, in writing, and fixed for three years, so a doubled order book changes nothing about what the platform costs. Taking on more people never changes it either.
The functional split is cleaner than the commercial one. Procore's centre of gravity is the project: drawings, models, submittals, RFIs and keeping a large coordinated team working from one version. If that is your problem, it is a strong answer. Unibuild's centre of gravity is the contracting business. Who was on site, what they cost, what was ordered, what the subcontractor is owed, what has been certified and what is retained.

The UK parts, built in rather than configured.
Unibuild was written in 2016 inside a UK temporary power, water and welfare provider and has run that business every working day since. That is the reason its awkward parts exist. CIS works to HMRC tax months and closes into a CIS300 pack. The domestic reverse charge is a treatment on the documents Unibuild raises. Applications for payment, retention and the subcontract ledger were built because a real business needed them to get paid.
The other difference is scale of commitment. A platform aimed at large main contractors expects an implementation project. Unibuild quotes a flat fee with configuration, training and migration inside it, no setup charge, and most firms are live in about two weeks.
Unibuild is bespoke construction management software for UK contractors: a platform in daily production since 2016, shaped to the way each firm already works.
