Where the knowledge comes from

The platform was not designed in an office by people guessing at what a contractor needs. It was built inside two working businesses, and it still runs both of them every day.

Electrical & Mechanical Services (UK) Ltd have been installing temporary site services in London since 1992, and have run their business on Unibuild every working day since 2016. That is where the detail in the site services guides comes from: temporary power and its three-monthly inspection cycle, the chlorination certificate behind a temporary water supply, and what Schedule 2 actually requires for welfare.

The second is a construction contractor of roughly fifty staff, live since 2023, with a mobile app for site teams and a portal for their clients. A different shape of business on the same foundations, which is where the material on field evidence, compliance registers and client transparency comes from.

The commercial and statutory guides are a different matter, and they are written the way they are because of it. Payment law, CIS and CDM duties are not opinions to be drawn from experience: every statutory statement in those articles is checked against the text on legislation.gov.uk or GOV.UK rather than against secondary commentary, and each article names its sources at the foot so you can go and read them yourself.

Why the author also answers the phone

There is no ticketing system here and no first-line agents. Calls are answered by the people who built the platform, and that includes the director. Every customer also gets a WhatsApp group with the Unibuild team in it. Formal cover is UK working hours; replies outside them are common in practice rather than promised.

That arrangement is stated plainly on the pricing page, and it is deliberate rather than a stage the company has not grown out of. It is also the reason the writing on this site tends to be about the parts of the job that go wrong at half past two on a Tuesday: those are the calls that come in.
